An appraisal can help set your selling price more acurately, but it is not neccessary if you have an agent do a CMA (Comparative Market Analysis). While a CMA is not as acurate as an appraisal more times then not will be pretty close to what an appraisal will come back with. In addition when a contract is place on the home most banks require an appraisal of the property by an appaiser that is approved by that particular bank.
